How much does property management cost?
Typical Management Range:
15%–25% of Booking Revenue

Pricing depends on the property and level of service required. Remote co-hosting and guest-management support may fall toward the lower end of the range, while comprehensive local management, inspections, vendor coordination and hands-on oversight generally fall toward the higher end.

A specific proposal is provided after we learn more about your property and your needs.

Why should I pay a percentage of my revenue?

Professional management shouldn't simply take work off your plate. Good management should help protect the guest experience, improve pricing decisions, reduce preventable problems and position the property to compete effectively.

We focus on the overall performance of the property—not simply whether every night is booked. Higher occupancy isn't necessarily better if nights are being sold too cheaply.

Will I lose control of my property?

No. It's still your property.

Before onboarding, we'll establish expectations regarding pricing, owner stays, maintenance approvals, guest policies, pets, minimum stays and other important decisions.

Our goal is professional oversight while keeping you informed about the decisions that matter.

Do I have to use your cleaners and vendors?

Not necessarily. If you already have dependable vendors, we're happy to discuss continuing those relationships.

If additional support is needed, we can help coordinate appropriate service providers. Reliability and guest readiness are the priorities.

Can you guarantee a certain amount of revenue or occupancy?

No responsible property manager should guarantee specific revenue.

Performance is influenced by seasonality, location, property condition, amenities, competition, events, economic conditions and market demand.

What we can do is use thoughtful pricing, listing optimization, strong hospitality practices and consistent property oversight to put your property in the best position possible.

Inspection Services

What is an STR property inspection?

Our inspections focus specifically on the guest experience and operational readiness of a short-term rental.

This is different from a traditional structural or real-estate home inspection.

We look at the property through the eyes of both a guest and a host, checking for presentation issues, missing supplies, maintenance concerns, safety items, amenity readiness and small problems that could become guest complaints.

What does an inspection typically cost?

Can I use inspection services without hiring you as my property manager?

Absolutely.

Inspection services are available as a stand-alone service and can be especially valuable for self-managing owners who live outside the Galveston area and need a trusted local set of eyes on their property.

Will you inspect after my cleaner?

Yes. In fact, that can be one of the most valuable times to perform an inspection.

Even excellent cleaners are primarily focused on cleaning. A guest-readiness inspection evaluates the property from a broader hospitality and operational perspective.

Detailed Property Reviews

What is a Detailed Property Review?

A Detailed Property Review is designed for owners who want a deeper, experienced evaluation of their short-term rental.

Depending on the package selected, we may evaluate:

  • Listing title and description
  • Search positioning and SEO opportunities
  • Pricing presentation
  • Amenities
  • Guest experience
  • Sleeping arrangements
  • Property presentation
  • House information and signage
  • Competitive positioning

Recommendations are prioritized so you can focus first on changes most likely to make an impact.

How much does a Detailed Property Review cost?
Typical Detailed Review Range:
$250–$750+

Pricing depends on the depth of the review and whether it is conducted remotely or includes an on-site property assessment.

More extensive consulting involving competitive analysis, property walkthroughs, redesign recommendations or launch strategy may be quoted separately.

Don't you offer a complimentary property review?

Yes.

White Magnolia Living offers a complimentary introductory property review for qualifying owners, generally limited to one property per owner.

The complimentary review is intentionally focused and may include an initial look at photos, listing optimization opportunities and SEO/search presentation.

Owners who want a deeper analysis can choose a paid Detailed Property Review.

What if I use your recommendations but don't hire you afterward?

That's completely fine. There is no obligation to hire White Magnolia Living for ongoing management simply because you've used one of our review or inspection services.

Contracts & Commitment

Will I have to sign a contract?

Ongoing property management relationships require a written agreement so both sides clearly understand responsibilities, fees and expectations.

The agreement may address:

Am I locked into a long-term contract?

Our goal is to build relationships owners want to continue—not relationships they feel trapped in.

Any minimum term, renewal provision or termination notice will be explained during the proposal process.

Who owns my Airbnb, VRBO or other listing?

Whenever practical, we prefer the property owner to retain ownership of the listing and account, with White Magnolia Living receiving the appropriate co-host or management access.

This helps protect both parties and keeps responsibilities clear.

What happens if I decide management isn't right for me?

The termination process will be clearly outlined in your management agreement.

Our priority during any transition is protecting existing reservations, guest communication and the reputation of the property.

Is there an onboarding fee?
Typical Onboarding Range:
$250–$750+

Depending on the condition and complexity of the property, an initial onboarding or setup fee may apply.

Properties requiring extensive listing creation, photography coordination, inventory setup, signage, purchasing, design consultation or operational development may require a custom setup proposal.

Any onboarding fee will be disclosed before you sign an agreement.

How quickly can you take over management?

It depends on the property.

A well-established rental with good systems already in place can generally transition more quickly than a new property requiring listing creation, furnishing, photography, operational setup or significant maintenance.

We would rather launch correctly than rush a property into service before it is guest-ready.

I can manage the property myself. Why would I need you?

You may not.

Some owners genuinely enjoy self-management and are very good at it.

White Magnolia Living is designed for owners who want to reclaim their time, need reliable local support, want help improving performance, or simply don't want to personally handle every guest message, cleaner issue, maintenance call and pricing decision.

And if you only need help with one part of the process, our inspection and property-review services allow you to remain completely self-managed.

I'm worried a management company won't care about my house the way I do.

We understand that concern.

White Magnolia Living was built from the perspective of an owner-operator, not simply a management company.

We understand that your property is an investment—and that small details can have a significant effect on reviews, repeat bookings and the long-term reputation of your home.

My rental is already doing well. Why change anything?

You may not need a major change.

Sometimes the greatest opportunities are small: better photography, pricing adjustments, improved amenities, clearer guest information or a few strategic changes to the listing.

That's exactly why we offer stand-alone property reviews.

I'm afraid you'll just lower my prices to increase occupancy.

Our goal is revenue optimization—not occupancy at any cost.

A fully booked calendar doesn't necessarily mean a property is performing well. We consider demand, booking pace, seasonality, events, competition and the individual strengths of the property when evaluating pricing.

I don't want to spend thousands of dollars upgrading my property.

You shouldn't make upgrades simply for the sake of upgrading.

We prioritize recommendations based on guest impact and potential return, and distinguish between items we consider important, items that would be beneficial and items that are simply optional.
